- FEDBIZZOPS Advertisement for: Seattle, Washington Office Space Lease SOL# VA260-12-R-0240 The Department of Veterans Affairs is seeking approximately 4,000 - 4,300 square feet of office space, in the Seattle, Washington area. The property shall be located within an area described as follows: North Boundary - North 110th St. Extended, East Boundary - Lake Washington, South Boundary - S. Horton St. Extended & West Boundary - Puget Sound. The following general requirements/improvements are necessary for occupancy: 1.Ground floor, storefront visibility. 2.Eight offices for Team Leader, counselors, interns, and consultant 3.Two group meeting rooms 4.Lunch area with sink. 5.Waiting area will need to accommodate 20 clients. 6.Adjacent office for office manager with view of waiting area and front door. 7.Male and female restrooms in common area (if appropriate) with handicap access. 8.Private restroom for staff. 9.Parking area capable of holding up to 20 cars with free parking. Exact square footage per delineated space/room to be determined. Restroom facilities shall either be contained within the space or shall be readily available within common areas of the building. The space must be compliant with the Americans with Disabilities Act. Parking, both handicapped and regular must be readily available. Convenient access to public transportation is a plus. All utilities including, but not limited to, gas, electric, water, sewer, and janitorial services shall be included in the lease. The duration of the proposed lease shall be a base period of five (5) years followed by five (5) one-year options.
