Description
Ad seeking Expressions of Interest REQUIREMENT: The United States Government currently occupies 31,133 BOMA Rentable Square Feet (BRSF) / 26,508 ANSI BOMA Office Area Square Feet (ABOA) of office and related space, and 12 reserved parking spaces, in a building located in Crystal City, VA. The space is covered by a lease expiring on February 3, 2019. The Government is seeking to expand by approximately 26,000 BRSF / 22,000 ABOA, for a total of 57,133 BRSF / 48,508 ABOA, of office and related spaces for a term of up to seventy-three (73) months to be coterminous with the existing lease. This requirement is in the Crystal City submarket in Arlington, VA and the delineated area is more specifically described as follows: S. 23 rd Street to the north; George Washington Parkway to the east; S 26 Th Street to the south; and U.S. Route 1 to the west. The Government is interested in considering alternative space for the entire 57,133 BRSF / 48,508 ABOA and 12 parking spaces, if economically advantageous. In making this determination, the Government will consider, among other things, relocation costs, such as physical move costs, replication of tenant improvements, telecommunication infrastructure, rental obligation for the remaining term of the lease, and the cost of alternative space that potentially can satisfy the Government's requirement. The building must be located outside of any 100-year flood plain. Buildings offered for consideration must be of sound and substantial construction with the ability to meet all current Federal, State and Local codes and regulations, including, but not limited to, fire and life safety, accessibility, and OSHA. In no event shall a potential offeror enter into negotiations or discussion concerning space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA). Expressions of Interest must be submitted in writing to the above address, or via email, by 3:00 pm on May 16, 2012 and must include the following information in order to be deemed compliant and be eligible for further consideration: 1. Building name and address. 2. Building ownership information. 3. Space available, it's location within the building and its condition (shell or built-out). 4. Date of space availability. 5. Rentable square feet available and expected rental rate per BRSF, fully serviced. 6. ANSI/BOMA office area square feet (ABOA) to be offered and expected rental rate per ABOA, fully serviced, inclusive of a Tenant Improvement Allowance of $38.95 per ABOA. 9. Parking availability on site and its cost - indicate whether the rental rate includes the cost of the requirement 12 parking spaces. 10. List of building services and amenities provided, if any. 11. Name, address, telephone number and email address of individual to be contacted. The Government's decision regarding whether or not to solicit offers will be based, in part, on complete information received in response to this advertisement. In the event that your response to this ad fails to provide the required information, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. Submission by other than the owner, manager, or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
