Description
Map outlines the North, South, East, & West boundaries for potential site consideration The United States Government, USDA, currently occupies office and related space in a building under lease in Zanesville, OH that will be expiring. The Government is interesting in leasing approximately 3450 rentable square feet (RSF) of office and related space in Muskingum County, OH. The rentable space shall yield a minimum of 3100 ANSI/BOMA office area to a maximum of 3300 ANSI/BOMA office area square feet of contiguous, high quality office space. The lease term requirement is for 10 years, however the lease term cannot exceed November 30, 2022. The lease will contain a 120 day termination clause that may be exercised 12 months after the effective date of the lease. Preference will be given to first floor space. The space must be available for occupancy by 12/1/2012 or four (4) months after lease award whichever is later. Other applicable requirements include 47 on-site, paved surface parking spaces, in a lot under Lessor's control, with space for pull thru trucks with trailers. The delineated area is bounded as follows: NORTH - VanHorn Drive extending East across Muskingum River to Lewis Drive. SOUTH -Marietta St. which becomes Canal St. extending West across the Muskingum River to Main St. EAST - SR 666 merging into SR60 which becomes Underwood St. and then 9th St. WEST - Linden Ave. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis & to determine whether to complete the lease requirement or to remain at its current location. In making this determination, the Government will consider, among other things, that availability of alternate space that potentially can satisfy the Government's requirements as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Interested parties that submit an Expression of Interest will be issued a formal, Solicitation for Offers (SFO) based on the results of the Cost Benefit Analysis. Expressions of Interest must be submitted to the address below by 4:00pm EST on 5/18/20 12 & must include the following information: 1. Building name and address or Site location and address. 2. Location of space within the building. 3. Rentable square feet offered & expected rental per RSF, fully serviced. 4. Method of RSF measurement 5. List of building services provided. 6. Indicate whether or not the quoted rental rate includes an amount for tenant improvements & state the amount, if any. 7. ANSI/BOMA office area which is also known as Usable square feet (USF) and the Common area factor. 8. Amount of onsite paved parking available. Include whether the expected rental rate includes the required Government parking. 9. Date of space availability. 10. Building ownership information. This information should also include mailing address, email address, telephone numbers and contact names for owner or authorized agent. Evidence of authority to represent the owner is required if an authorized agent is to be contacted. 11. Energy efficiency & renewable energy features existing within the building.
