- Solicitation for Offers No. GS-05B-18830 May 21, 2012 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Indianapolis, Indiana Delineated Area: Within the city limits of Indianapolis, Indiana Minimum Sq. Ft. (ABOA): 16,772 ANSI/BOMA Office Area SF (Usable) Maximum Sq. Ft. (ABOA): 17,611 ABOA SF (Usable) Space Type: OFFICE Parking Spaces (Total): Forty (40) secured fenced (structured or surface) parking spaces must be available on-site, or within 1 block for government vehicles. Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 40 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Space which shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The minimum distance from K thru 12 schools is a 2/10 of a mile. Single family residential areas shall not be within 2/10 of a mile. Distance shall be measured using path of travel method. The facility must also not be within line of site even if the distance requirement is met. Churches, Multi-family residential, and commercial day care centers shall not be within direct line of sight of the offered building. Forty (40) secured fenced (structured or surface) parking spaces must be available on-site, or within 1 block for government vehicles. Offered space may be located on not more than two (2) contiguous floors. An exterior fenced, screened and secure Sally Port is required. The Sally Port must be a minimum of 1,700 ABOA SF in size, with a minimum width of 25'-0". The Sally Port shall also have two gates and shall be located as required to allow straight through travel by vans and buses. Fencing shall be a minimum 12'. For space located on multiple floors, secure access from the sally port to the offered space is required through a service elevator in a non-public travel path. The building and parking area should provide acceptable access including adequate turning radius for buses/large vehicles and direct secure access into the premises on the ground floor. Occupancy is required on or before August 1, 2013. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 or 500 year flood plain. B. Projected Dates.
