X -- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 23,518 ANSI BOMA OFFICE AREA SQUARE FEET OF OFFICE SPACE IN PROVIDENCE, RHODE ISLAND General Information Document Type: Presolicitation Notice Solicitation Number: 2RI2012524 Classification Code: X -- Lease or rental of facilities Naics Code: 531120 -- Lessors of Nonresidential Buildings (except Miniwarehouses) Description U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 23,518 ANSI/BOMA OFFICE AREA SQUARE FEET OF FIRST CLASS OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The current lease expires March 31, 2013. The space must meet requirements for fire-safety and handicapped access in accordance with ADA and ABAAS guidelines. Parking requirement: There must be three (3) structured parking spaces on site or within a short walking distance from the offered location. The description of the length of the walk shall be determined by the Government. The Government will consider alternative space if it is economically advantageous to the Government. The cost of moving, alterations, and other costs related to moving the office from its current lease location shall be considered when deciding whether the Government should relocate from the current location. Anticipated occupancy will be April 1, 2013. LEASE TERM: Ten (10) years overall, five (5) years firm term. DELINEATED AREA: City of Providence, Rhode Island Central Business Area bounded as follows: On the North by Smith Street; on the East by Canal St. and Memorial Boulevard and Dyer Street; on the South by Ship St and Chestnut St. and Pine Street and Franklin Street; and on the West by Franklin Street and Interstate 95. EXPRESSIONS OF INTEREST EXPRESSIONS MUST BE SUBMITTED IN WRITING NO LATER THAN JUNE 15, 2012, AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) One-eighth inch scale drawing of space offered in CADD format. AutoCAD or compatible format is required. 4) The drawings shall clearly show all architectural features including columns. Column spacing must be 20’-0” (twenty feet) face-to-face. 5) ANSI/BOMA defined Office Area Square Feet 6) Rentable Square Feet Offered 7) Percentage of Common Area Factor used to Determine the Rentable Square Feet 8) Number of parking spaces available on the premises. 9) Name, address, telephone number, and email address of individual to be contacted. 10) Rent proposal in annual cost per square feet. 11) Cost of parking per space on an annual basis, if any. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
