- Description
- The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 4,399 to 4,839 rentable square feet in Guaynabo, PR. The space should yield a minimum of 3,825 ANSI/BOMA to a maximum 4,207 ANSI/BOMA square feet. The Government will require thirteen (13) secured on-site parking spaces with controlled 24/7 access. The proposed space must be located within the following area: Must be in close proximity and no more than one half (1/2) block away of the Metro Office Park, Guaynabo, P. R. The proposed lease is for five (5) years firm, ten (10) year term, and shall be fully serviced. The offered space must be a Class "A" professional building, with attractive, professional surroundings, a prevalence of contemporary design and/or tasteful rehabilitation in current use, have the potential for efficient layout, and meet Government requirements for floodplains or wetlands, seismic, security, Fire and Life Safety, ABBAS, Energy STAR, green products, and sustainability standards per the terms of the lease. All services, supplies, utilities, partitioning, and tenant alterations must be included as part of the rental consideration. The Lessor shall be able to provide emergency electrical back up power and cistern to sustain office operations for at least five (5) working days. Office space offered must be located on first floor. Offers for Properties located in floodplain areas will not be considered. To submit a location submit the following information: 1. Building name/address 2. Legal property description, recent surveys, including, but not limited to environmental survey, and property identification numbers (PIN) 3. L ocation of space in the building and date it will be available 4. One-eighth inch scale drawing of space offered 5. ANSI/BOMA (ABOA) defined office area (formerly usable) square feet (USF) 6. Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included 7. Common Area Factor used to determine the RSF 8. Name, address, telephone number, and email address of authorized contact 9. In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. 10. Energy Star, and sustainability building information or building and offered space will renovated to accomplish the required certifications. 11. Evidence of the building's capability to operate during emergencies, (cistern and full load generator are existing or will be installed at lessor's expense. In no event shall the offeror enter into discussions concerning the space to be leased with representatives of Federal agencies other than the officers, employees and authorized representatives of General Services Administration. Interested parties may submit pertinent information.
