The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Kansas City, MO Delineated Area: NORTH: Intersection of I-29 and 64th Street EAST: I-435 and Hwy 71/Bruce Watkins Hwy (South of the Missouri River) SOUTH: Volker Boulevard (MO 56) WEST: I-635 (North of Missouri River) and Stateline Road (South of the Missouri River) Minimum Sq. Ft. (ABOA): 27,043 ABOA sf Maximum Sq. Ft. (ABOA): 31,099 RSF Space Type: OFFICE Parking Spaces (Total): 43 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 43 fenced secured Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: Space offered must have potential for an efficient layout. Space located on more than one floor may be located on non-contiguous floors. Space must be located on the second floor or higher. Space may be located on the top floor, provided no roof access is within the offered space. Buildings with public parking areas below the offered space will not be considered. Building must be located in areas which allow for easy access to and from highways and major roads to allow for agency mission response. Space shall be located in a professional office setting and not within 1,000' of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation centers and/or day care centers. Space shall not be located in the same building as day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probation, public defenders, an/ or social services. The Government requires a fully serviced lease including 43 onsite reserved fenced parking spaces. Subleases will not be considered. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. B. Projected Dates.
