- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: PA City: Pittsburgh - and surrounding areas as defined by the Delineated Area below. Delineated Area: Beginning at the intersection of I-76 and Saltsburg Rd aka PA-380, follow I-76 south, southeast to its intersection with Murrysville Rd. Follow Murrysville Rd south, southwest to its intersection with Harrison City Rd aka 7th St Ext. Head west on Harrison City Rd aka 7th St Ext, continue along 7th St to Forest Ave. Continue southwest on Forest Ave to 5th St. Continue west on 5th St Ext to PA-130 aka Broadway Blvd. Continue generally west along PA-130 to Tri Boro Expy. Continue south on Tri Boro Expy to Braddock Ave. Continue west, northwest along Braddock Ave to Rankin Bridge. Continue southwest on Rankin Bridge to River Rd aka PA-837. (ABOA): 15,577 Space Type: Office Parking Spaces (Total): 5 reserved spaces with 73 parking spaces commercially available within a walkable ¼ mile for employees Full Term: 15 years, fully serviced Firm Term: 10 years Submission Requirements: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (ABOA SF). • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Additional Requirements:  At a minimum this project shall obtain LEED - Certification for Commercial Interiors (LEED-CI) for existing buildings or LEED - Silver Certification for New Construction (LEED-NC) for new buildings. The successful Lessor, at the Lessor's cost and expense, shall obtain certification from the U.S. Green Building Council (USGBC) within nine (9) months of project occupancy.  A loading area with a 4' wide door, double doors or an overhead door must be available in the building in which the space is offered for the handling of pallet sized loads. The loading area is not required to be above-grade.  The public entrance to the building must be located more than 300 walkable feet to schools (K-12).  Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding a ½ walkable mile.  Offered space must be contiguous on one floor. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100/500 year flood plain. Consideration shall be based on the area profile, location, and security precautions if the location would be utilized. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL Services Equis Operations.
