- State: Georgia City: Albany Delineated Area: North: Liberty Expressway Hwy 19 South: Gillionville Road East: Slappey Blvd. West: Westover Blvd. First consideration will be given to historic properties and locations within the Central Business District (CBD) of Albany, GA. If none are available, non-historic properties will be considered in the delineated area specified above. Minimum Sq. Ft. (ABOA): 11,223 ABOA SF Space Type: Office Space Parking Spaces (Total): Minimum 80 Parking spaces Full Term: Ten (10) Years Firm Term: Five (5) Years Additional Requirements: The Government prefers street-level, contiguous (same floor). Contiguous upper floor space on one floor which meets GSA lease criteria and has handicapped accessible elevator service to the government office floor is an acceptable alternative. It is preferred that the storage and/or multipurpose rooms are located contiguous with the main office space. However, these rooms only, and their associated square footage, may be separated from the main office area by a public corridor. 2 separated spaces are required within the same building. Space "A" requires 1,651 RSF/1,436 ABOA SF. Space "B" requires 11,255 RSF/9,787ABOA SF. The space should not be located within ¼ mile of railroad tracks. Space should be Class A, professional quality office space. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. It is preferred that blocks of space allow maximum flexibility for furniture placement, i.e., few or no columns or other obstructions, rectangular in shape, no curves or off-sets, and with large open areas. Space requiring ramps inside the office will not be acceptable. Columns in the space must be at least 20 feet from any interior wall and from each other (clear distance) and be no more than two feet square. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
