Description
Delineated Area. General Services Administration (GSA) seeks to lease the following space: State: New York City: New York and Brooklyn Delineated Area: See attached map Minimum Sq. Ft. (ABOA): 180,000 Maximum Sq. Ft. (ABOA): 190,000 Space Type: Office, Laboratory, Holding Cells, Firing Range, Evidence Storage, and various other Specialized Spaces Parking Spaces (Total): 428 Parking Spaces (Surface): 0 Parking Spaces (Structured): 428 Parking Spaces (Reserved): 428 Full Term: 15 Firm Term: 15 Option Term: 0 Additional Requirements: •· The maximum rentable square footage allowed is 224,000. •· Space cannot be located within a designated drug-free zone (typically this is 1000' from a school/park boundary. The space shall not be located near agencies providing probation and /or parole services, halfway houses, drug abuse counseling/re habilitations programs and similar social service and welfare type programs, as well as private law firms representing drug offenders. •· Building must provide a secure loading dock and have the ability for the tenant to secure elevator and use for it exclusive use during prisoner transport. •· Building must allow installation of firing range (ammunition used does not contain lead). •· Parking can be adjacent to the building but must be indoors. •· Garage must be able to have car lifts installed for vehicle maintenance. •· Space must be located on the 2 nd floor or higher and be contiguous and on no more than 4 floors. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
