Description
Expressions of Interest Sought Lease Space to the U.S. FEDERAL GOVERNMENT In Liberty, MO COMPETING AN EXISTING LOCATION Requirement: The Federal Government currently occupies office and related space in a building under lease in Liberty, Missouri, which will be expiring. Rentable space shall yield approximately 2,000 ABOA square feet available, along with four (4) reserved parking spaces, for use by the federal tenant for personnel, furnishings, and equipment. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Location: Within the following delineated area of Liberty, MO: North: Cookingham Dr./Nashua Rd. South: Liberty Pkwy/South Withers Rd. East: South Withers Rd, which merges into W Liberty Dr., then a portion of Sunset Ave, and then N Ridge Ave. West: City limits of Liberty, MO Lease Term/Occupancy: 10 years, 5 years firm Space Available : April 4, 2013 The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must be contiguous and have the potential for an efficient layout. Build out requirements to be determined upon lease award. Offered space must meet or have the potential to meet Government requirements for Energy Star, and Fire, Safety, Handicapped Accessibility, and Sustainability set forth in the Request for Lease Proposals (RLP). The Government requires a fully-serviced lease. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. Space shall not be located within a base 100 year flood plain or wetland unless the Government has determined it to be the only practicable alternative. Interested parties should send expressions of interest no later than 5:00 p.m. on 10/26/12 and should include the following: •o Building name and address and location of the available space within the building •o Available square feet and rent rate per square foot, fully serviced •o Common area factor(s) for available space •o Date of space availability •o Amount of parking onsite and its cost •o Owner's name and address and written statement from owner that the offeror has legal authority to provide information on the property.
