Description
DEPARTMENT OF VETERANS AFFAIRS (VA) WANTS TO LEASE SPACE The VA desires to lease 8,000 - 8,680 net usable square feet in St. Mary's, Georgia for a Community Based Outpatient Clinic. The space must be contiguous and located within walking distance to public transit. On-site parking for 50 vehicles, of these, at least three parking spaces for handicapped parking. The lease will be for ten years, 5 years firm term. Government desires not to pay over $22.00 per net usable square feet for a full service lease and includes (utilities, water, janitorial, lawn maintenance, security guards, alarm monitoring and garbage disposal) and tenant improvement is not to exceed $31.00 per net usable square foot. To be considered, space shall be within or bordering a delineated area as follows: North:Intersection of Laurel Island Parkway and Gross Road South: Intersection of St. Mary's Road and Osborne Road East: Intersection of Charlie Smith Highway and Kings Bay Road West: Intersection of Interstate 95 and St. Mary's Road The minimum requirements for this lease are as follows: 1.Minimum square footage is 8,000 net usable square feet. 2.Maximum square footage is 8,680 net usable square feet. 3.Minimum parking shall be on-site parking spaces for 50 vehicles, of these, at least three parking spaces for handicapped parking. Offeror shall have the ability to satisfy all of the above requirements by date of occupancy for the space to be considered for award. If any of the above requirements cannot be satisfied by the offeror, then the space will not be considered for lease. Offerors shall provide evidence that properties are located outside the 100-year flood plains. VA staff will conduct a market survey of properties offered for lease. Interested offerors (owners, brokers, or their legal representatives) shall submit the number of square feet available, address of space, cost, number of parking spaces, evidence that property is located outside the 100-year flood plains, ability to satisfy the minimum requirements for this lease as stated above, date the space will be available, and provide a written statement from the building owner stating that you have authority to represent the building owner.
