Delineated Area Map U.S. GOVERNMENT RLP #0ID2011 General Services Administration (GSA) seeks to lease the following space: State: Idaho City: Boise Delineated Area: See attached Delineated Area Map. West: Commencing at the intersection of Chinden Boulevard and South Meridian Road, heading South along South Meridian Road to West Columbia Road; South: Commencing at the intersection of South Meridian Road and West Columbia Road, traveling east on West Columbia Road until it intersections South Five Mile Road, then following an imaginary line Northeast directly to the New York Canal, with the remainder of the southern boundary being the city limits of Boise, ID; East: City limits of Boise, ID North: Commencing at the intersection of Chinden Boulevard and South Meridian Road and traveling east along Chinden Boulevard, and continuing south, southeast along the city limits of Boise, ID Minimum Sq. Ft. (ABOA): 57,276 ABOA Office 5,000 USF Warehouse 3,000 USF Fenced Satellite Antenna Area Maximum Sq. Ft. (ABOA): 60,140 ABOA Office 5,000 USF Warehouse 3,000 USF Fenced Satellite Antenna Area Space Type: Office, Warehouse, Antenna Area Parking Spaces (Total): 350 Parking Spaces (Surface): 285 for employees and visitors Parking Spaces (Structured): None Parking Spaces (Reserved): 65 for Full Size GOVs (fenced with card reader control access) Full Term: 20 years Firm Term: 10 years Option Term: None Additional Requirements: Emergency Power Generator of 250kW with diesel storage tank of 1,500 gallons required 3,000 USF for fenced Satellite area shall be adjacent (400 feet maximum distance) to office building. Concrete pad is required for antenna area of 30 feet by 100 feet. Antennas must have clear view area, free of any current or future obstructions such as trees, buildings, power and telephone poles, or other obstructions that could block reception. Proposed location for satellite area must have clear field of view for GOES satellites that are located in the geostationary orbit ranging from 50 degrees west longitude to 145 degrees west longitude. Area must be free of RF interference in the 1694 megahertz range. 6,520 ABOA SF of the office space must be able to accommodate heavy floor loads of up to 250 lbs per square foot. Energy Star label is required within 18 months after occupancy by the Government or must meet energy star steps for exemption as defined on the Energy Star web site. The Offeror is encouraged to include shared savings in the offer as a result of energy upgrades where applicable. ENERGY STAR tools and resources can be found at the http://www.energystar.gov Web site. The term "most recent year" means that the date of award of the Energy Star label by EPA must not be more than 1 year prior to the lease award date. For example, an Energy Star label awarded by EPA on October 1, 2011 is valid for all lease awards made on or before September 30, 2012. To earn the Energy Star label, a building owner or representative must follow the instructions on the Energy Star Web site at http://www.energystar.gov/eslabel. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: October 26, 2012 Market Survey (Estimated): December 6, 2012 Offers Due: January 18, 2013 Occupancy (Estimated): September 16, 2014 Expressions of interest must include the following information: 1. Building/site name and address and location of the available space within the building/site; 2. Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and Operating cost rent; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided; 9. One-eighth inch scale drawing of proposed space offered, and proposed site layout; 10. Name, address, telephone number, and email address of authorized contact; 11. In cases where an agent is representing multiple ownership entities, written acknowledgement; 12. Permission to represent multiple owners for the same submission; 13. Your letter must include the RLP # listed above and be emailed or mailed to the Primary point of Contact; If the letters expression of interest do not have all of the information listed above they will be considered unresponsive.
