- U.S. GOVERNMENT RLP # 2ID0129 General Services Administration (GSA) seeks to lease the following space: State: Idaho City: Twin Falls Delineated Area: Two Areas will be considered: South: Interstate 84 West: 300 East Road North: Barry Road East: 500 East Road And South: 3700 North Road (Orchard Road) West: 2800 East Road (Grandview Drive) which becomes Rock Creek North: Poleline Road East: 3300 East Road Minimum Sq. Ft. (ABOA): 16,228 ABOA Office 3,000 USF Warehouse 70,000 USF Fenced Wareyard Maximum Sq. Ft. (ABOA): 16,475 ABOA Office 3,000 USF Warehouse 70,000 USF Fenced Wareyard Space Type: Office, Warehouse, Wareyard Parking Spaces (Total): 120 Parking Spaces (Surface): 113 full size spaces for employees and visitors 2 pull-through RV spaces (12 X 40ft spaces) 7 motorcycle spaces See additional requirements for parking in wareyard for Government Vehicles below Parking Spaces (Structured): None Parking Spaces (Reserved): None Full Term: 20 years Firm Term: 20 years Option Term: None Additional Requirements: Site should allow a Grounded Pad for a 40ft freestanding radio tower located no more than 30 feet from the building. Wareyard must be able to accommodate secured parking for Government vehicles: 37 -Standard 10 x 20ft spaces 29 Equipment/Trailer 10 x 40ft spaces 1 Covered enclosed parking structure for ATVs- 20 x 38ft 1 Covered 3-sided parking structure-35 x 180ft LEED Silver NC is required for new construction. LEED Silver CI is required for existing buildings. Energy Star label is required within 18 months after occupancy by the Government or must meet energy star steps for exemption as defined on the Energy Star web site. The Offeror is encouraged to include shared savings in the offer as a result of energy upgrades where applicable. ENERGY STAR tools and resources can be found at the http://www.energystar.gov Web site. The term "most recent year" means that the date of award of the Energy Star label by EPA must not be more than 1 year prior to the lease award date. For example, an Energy Star label awarded by EPA on October 1, 2011 is valid for all lease awards made on or before September 30, 2012. To earn the Energy Star label, a building owner or representative must follow the instructions on the Energy Star Web site at http://www.energystar.gov/eslabel. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Building/site name and address and location of the available space within the building/site; 2. Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and Operating expense rent; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided; 9. One-eighth inch scale drawing of proposed space offered, and proposed site layout; 10. Name, address, telephone number, and email address of authorized contact; 11. In cases where an agent is representing multiple ownership entities, written acknowledgement; 12. Permission to represent multiple owners for the same submission; 13. Your letter must include the RLP # listed above and be emailed or mailed to the Primary point of Contact; If the expression of interest letters do not have all of the information listed above they will be considered unresponsive..
