Description
Expressions of Interest Sought The U.S. Government currently occupies office and related space in a building under lease in Dallas, Texas, that will be expiring. The Government requires office and related space yielding a minimum of 105,755 ANSI/BOMA office area (ABOA) square feet. Minimum ABOA square feet: 105,755 Maximum ABOA square feet: 105,755 The lease term requirement is for 10 years with 5 years firm. The space must be available for occupancy by September 1, 2013. The delineated area is the following: Northern Boundary: Starting from the intersection of Loop 12 Walton Walker Blvd. and I-35 E, traveling in an easterly direction along Loop 12 to the intersection of Loop 12 and Dallas North Tollway Eastern Boundary: From the intersection of Loop 12 and Dallas North Tollway, traveling in a southbound direction along Dallas North Tollway to the intersection of Dallas North Tollway and I-35 E. Southern Boundary: From the intersection of Dallas North Tollway and I-35 E, traveling in a westbound direction along I-35 to the intersection of I-35 and Loop 12. Western Boundary: From the intersection of I-35 E and Loop 12, traveling in a northbound direction to the intersection of Loop 12 Walton Walker Blvd. and I-35 E. Response Date: January 11, 2013 at 11:59 pm Central Other applicable requirements include the following features: • Proximity to public transportation • Sole tenancy • Parking - 547 surface parking spaces The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Interested parties should send expressions of interest to: Aaron LaBoon Email: aaron.laboon@gsa.gov Expressions of interest must be submitted to the above address by 11:59 pm on January 11, 2013, and must include the following information: • Building name and address and location of the available space within the building • Rentable square feet available, and expected rental rate per rentable square foot, fully serviced • ABOA office area square feet to be offered, and expected rental rate per ABOA square foot, fully serviced, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. • Energy efficiency and renewable energy features existing within the building • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
