Description
****UPDATED 1-8-2013 4:27PM**** The Government is requesting an offer to lease approximately 15,115 net usable square feet of existing clinic space [or space that can be adapted to clinical use], in the Killeen, TX area. A one-year firm term lease with four one-year renewal options is intended, with 30-day termination rights for the Government subsequent to the first year. The desired occupancy date is 30Aug13. Clinical facilities are to be operated by the US Government. This clinic is to be located in a defined geographical area that contains businesses and other establishments that are of a compatible nature. The clinic space will include exam rooms, laboratory, imaging, pharmacy and all associated supporting space. Private office space is required for each medical provider to comply with privacy requirements. The tenant shall, on an occasional basis, have the right to use the space beyond normal working hours and, if required, on Saturdays, Sundays, and Federal holidays. This includes the use of elevators, lights, toilet facilities, and, if necessary, heating and air conditioning. Delineated Area: Space within the delineated area will be given priority. This is more specifically described as: South boundary being Highway 201 in Killeen, TX, East boundary being S. Fort Hood St (Highway 195), North boundary being Highway 190, West boundary being Clear Creek Road/Highway 201 from the Killeen-Fort Hood Regional Airport to Highway 190, portions West of Clear Creek Road will also be considered within the delineated area as shown in the attachment (Enclosure 15). Space on either side of these roads, as well as space within these boundaries, will be considered. Space in existing buildings will be given primary consideration. Priority will be given to space with on-site parking.
