- UNITED STATES GOVERNMENT Seeks Existing Leased Office Space Located in Londonderry, NH Project Number 1NH2012 The United States Government currently occupies office and related space in a building under lease in Londonderry, NH, consisting of 14,120 rentable, (13,940 ANSI/BOMA) square feet of office and related contiguous space and 72 parking spaces. The Government is considering exercising a renewal option. The renewal term will be for 5 years. The Government is considering alternative space if economically advantageous. Alternative space must be available for occupancy no later than March 14, 2013. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or to exercise the renewal option and remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non­productive agency downtime. The Space must meet requirements for fire-safety, seismic safety, and sustainability energy star standards per the terms of the solicitation, plus handicapped access in accordance with ABASS guidelines. Space shall be ready for occupancy no later than March 14, 2013. The propose lease shall be fully-serviced. Offered space shall not be located within 100/500 year-floodplain. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN 5:00 PM EST on Tuesday, January 22, 2013 AND INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building. •2) Legal description. •3) 1/8 inch scale drawing of space offered. •4) ANSI/BOMA defined Office Area Square Feet. •5) Rentable Square Feet Offered. •6) Full Service rental rate broken down by shell and operating Costs. •7) Percentage of Common Area Factor used to determine the Rentable Square Feet. •8) Number of parking spaces available on the premises. •9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. Please include reference to 1NH2012. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
