- Expressions of Interest Sought The United States Government currently occupies office and related space in a building under lease in Maumee, OH, that will be expiring. The Government requires office, industrial, and related space yielding a minimum of 4,200 first floor contiguous ANSI/BOMA office area (ABOA) square feet. Minimum ABOA square feet: 4,200 Maximum ABOA square feet: 4,410 The lease term requirement is for 10 years. The space must be available for occupancy by June 1, 2013. The delineated area is the area bounded by the following: North: I-90 South: Monclova Road/US 24/Anthony Wayne Trail East: Cass Road West: CR-86/Albon Road Other applicable requirements, but not limited to, include the following features: • Minimum of 18 parking spaces on site, 3 of the 18 should be reserved for Government Vehicles. An additional 20 parking spaces must either be available on-site or within one block of the offered space. • Overhead garage door to industrial/warehouse space. • All rooms need to be equipped with heat activated sprinkler system and motion sensors for room lighting. • A dust collection system (which will be provided by the Government) will need to be installed. Lessor will need to provide receptacles in ceiling and proper ductwork to vent to the outside. Lessor shall also maintain and clean out ductwork as necessary. • Specialty lighting will be needed in laboratory/grading room. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability • Building ownership information • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) • Energy efficiency and renewable energy features existing within the building • List of building services provided The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
