Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: Santa Ana Delineated Area: North: W. Chapman Ave. South: 405 Freeway East: S. Glassell St., N. Grand Ave., Costa Mesa Freeway West: Harbor Blvd. Minimum Sq. Ft. (ABOA): 31,472 Maximum Sq. Ft. (ABOA): 33,045 Space Type: Office Parking Spaces (Total): 17 structured spaces Full Term: 10 years Firm Term: 7 years Option Term: n/a Additional Requirements: The offered location must be professional in appearance, well-maintained, of modern design, and of sound and substantial construction. The offered location shall be in a professional office setting, and shall not be located within the 100 year floodplain unless the Government has determined it to be the only practicable alternative. Offered space shall not be in the 500 year flood plain. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered buildings must have an Energy Star Label. The space must be contiguous, on as few floors as practicable. A fully serviced lease is required. § Contiguous ground floor space is preferred. § Non-contiguous space must be on consecutive floors. § Column spacing of at least 25' clear - or 27' on center.
