Description

Synopsis: This is a Sources Sought Notice. This advertisement is not a solicitation for offers, nor is it a request for proposals. A Request for Proposal may be issued by the Veteran's Health Administration (VHA) at a later date. For further information, please contact Michael Molter at michael.molter@va.gov. The Veteran's Health Administration (VHA) is a seeking a suitable location for 6209 net usable square feet of existing office/clinical space or build-to-suit space in the Dodge City Kansas area for a Community Based Outpatient Clinic (CBOC).The VA is conducting a competition for space and will locate this clinic in the most advantageous location for the Government. The Location, Access, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The space shall not be located on more than one floor, first floor space preferred for an estimated 6209 NUSF of contiguous space. The VHA is requiring a minimum of sixty (60) on-site spaces, six (6) of which are marked as handicapped. The VHA requires all services, supplies, utilities, partitioning and required tenant alterations. The lease term will be for a total of ten (10) years; with termination rights for the VHA after the initial five (5) year term with a 120 day written notice. Occupancy is required by September 30, 2013. The acceptable site consists of a build-to-suit (new construction) or an existing office/clinical space modified to meet the VA's needs. To be considered, the property offered shall be in the delineated area in the Dodge City, Kansas area as follows: the property shall be within a 3-1/2 mile radius of the intersection of Central Avenue street and U.S. Highway 400/50 in Dodge City, Kansas. The facility must be located in Ford County. Offers must provide evidence that properties are outside the 100 year flood plain. VA staff will conduct a market survey of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available. Interested offerors (owners, brokers or their legal representatives) should submit specific information (e-mail preferred) concerning their properties to Michael Molter (VA Contracting Officer) at the following address no later than January 30, 2013, 2:00 p.m. CST to be considered. *Net usable square feet does not include such common building areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code.
