- Copy of the Space Procurement Advertisement Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: (Poland) Youngstown/Boardman, OH Delineated Area: Within the following delineated area: North: Center Road / 224 East: Youngstown Pittsburgh Road / 170 South: E. Western Reserve West: South Avenue Minimum Sq. Ft. (ABOA): 4,604 ABOA SF Maximum Sq. Ft. (ABOA): 4,604 ABOA SF Space Type: OFFICE Parking Spaces (Total): 16 Parking Spaces (Surface): 16 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 16 Full Term: 10 years Firm Term: 7 years Option Term: N/A Additional Requirements: Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks shall be well ‑ maintained. · Proposed Space located above the ground floor is preferred. · Proposed Space shall not be located on the top floor, nor have roof top access within the space. · Proposed Space shall not be inside shopping mall or shopping center · Proposed Building shall not house daycare facility, abortion clinic, mental health clinic, drug rehabilitation clinic. · Proposed Building shall not house immigration, probations, public defenders, and/or social services. · Proposed building must not have metered or public parking directly in front of, behind, or next to the building · Proposed building must not be within 1,000 ft of residential area, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics. · Proposed building may not be located in a flood plain, near power plants, near electrical transformers, or bars and/or night clubs, and may not be in close proximity to airports, radar dishes, or aircraft flight paths. Subleases will not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. In determining whether relocation will be economically advantageous to the Government, the GSA will consider cost factors including, but not limited to, the total cost of the physical move including telecommunications equipment, LAN systems, office furniture (conventional and system furniture workstations) and telephone systems. When responding with expression of interest, the interested party must include a full service rental rate, the most competitive rate, as well as the following: · Building name and address and location of the available space within the building. · Rentable square feet available and expected rental rate per rentable square foot, fully serviced. · ANSI/BOMA Office area (ABOA) square feet to be offered and expected rental rate per ABOA, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · Date of space availability. · Method of rentable space measurement. · Building ownership information. · Amount of parking available on-site and its cost. Include whether · Expected rental rate includes the cost of the required Government parking (if any). · Energy efficiency and renewable energy features existing within the building. · List of building services provided.
