Description
Greenbelt Delineated Area Map U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: MD City: Greenbelt Delineated Area: North: Cherrywood Lane to Kenilworth Avenue to Crescent Road East: Southway to Greenbelt Road to Hanover Parkway South: Good Luck Road West: Capital Beltway to Greenbelt Road to Cherrywood Lane Minimum Sq. Ft. (ABOA): 30,400 Maximum Sq. Ft. (ABOA): 32,471 Space Type: Office & Related Space Parking Spaces (Total): 110 Parking Spaces (Surface): 110 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Firm Term: 10 Additional Requirements: Professional office environment. Offered space must be contiguous. Parking is required, a minimum of 110 surface parking spaces onsite or within 1/8 mile of the leased space. Daytime cleaning is required. Security measures at entrance to and within the leased space. Freight elevator desirable Offered space must be located on a maximum of two floors. The offered premises must be within the defined delineated area as shown above and on the attached map and must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative DTZ, a UGL company, UGL Services Equis Operations. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, inclusive of a Tenant Improvement allowance of $89.55/ABOA SF, meeting GSA's standard building shell requirements 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available onsite; 7. Energy Efficiency and renewable energy features existing within the building; 8. List of building Services provided; 9. One-eighth inch scale drawing of space offered; 10. Name, address, telephone number, and email address of authorized contact; 11. In cases where an agent is representing multiple ownership entities, written acknowledgement; 12. Permission to represent multiple owners for the same submission.
