Description
U.S. GOVERNMENT RLP # 0ID2073 General Services Administration (GSA) seeks to lease the following space: State: Idaho City: Twin Falls Delineated Area: Two Areas will be considered: South: Interstate 84 West: 300 East Road North: Barrymore Road East: 500 East Road And South: 3700 North Road (Orchard Road) West: 2800 East Road (Grandview Drive) which becomes Rock Creek North: Poleline Road East: 3300 East Road Minimum Sq. Ft. (ABOA): 13,273 ABOA Office with Fire Response/Staging (3,094 ABOA Fire Response /Staging Office Space may be located within warehouse, increasing warehouse to 8,808 USF) 5,714 USF Warehouse 43,318 USF Fenced Wareyard Maximum Sq. Ft. (ABOA): 13,426 ABOA Office with Fire Response/staging (3,094 ABOA Fire Response/Staging Office Space may be located within warehouse, increasing warehouse space to 8,808 USF) 5,714 USF Warehouse 43,318 of Fenced Wareyard Space Type: Office, Warehouse, Special and Wareyard Parking Spaces (Total): 88 Parking Spaces (Surface): 88 consisting of: 74 for employees 12 for visitors 2 pull-through RV spaces (12 X 40ft spaces) Parking Spaces (Structured): None Parking Spaces (Reserved): None Full Term: 20 years Firm Term: 20 years Option Term: None Additional Requirements: Offeror to provide a concrete pad for a 50ft self supporting communication tower with grounding located no more than 30 feet from the building. Space type includes: Office, Fire Response, Warehouse and Wareyard combination. Special purpose Fire Response Office area including shower/locker rooms. Minimum 15ft ceiling height for warehouse. Warehouse to accommodate special firefighting equipment and will be insulated and heated. Operable windows are required in Office space. Column spacing in Office space must be a minimum of 30ft on center. Wareyard must be able to accommodate secured parking for Government Owned Vehicles. LEED Silver NC is required for new construction. LEED Silver CI is required for existing buildings. Energy Star label is required within 18 months after occupancy by the Government or must meet energy star steps for exemption as defined on the Energy Star web site. The Offeror is encouraged to include shared savings in the offer as a result of energy upgrades where applicable. ENERGY STAR tools and resources can be found at the http://www.energystar.gov Web site. The term "most recent year" means that the date of award of the Energy Star label by EPA must not be more than 1 year prior to the lease award date. For example, an Energy Star label awarded by EPA on October 1, 2011 is valid for all lease awards made on or before September 30, 2012. To earn the Energy Star label, a building owner or representative must follow the instructions on the Energy Star Web site at http://www.energystar.gov/eslabel. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease, excluding utilities for the following: electricity/ gas, water/sewer and trash collection is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due: February 26, 2013 Market Survey (Estimated): April 1, 2013 Offers Due (Estimated): TBD Occupancy (Estimated): January 6, 2015 Expressions of interest must include the following information: 1. Building/site name and address and location of the available space within the building/site; 2. Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and Operating expense rent; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced but excluding utilities for the following: electricity/ gas, water/sewer and trash collection. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether a. expected rental rate includes the cost of the required Government b. parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided; 9. One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout; 10. Name, address, telephone number, and email address of authorized contact; 11. In cases where an agent is representing multiple ownership entities, written acknowledgement; 12. Your letter must include the RLP # listed above and be emailed or mailed to the Primary point of Contact; If the expression of interest letters do not have all of the information listed above they may be considered unresponsive.
