Description
Delineated Area Map for NRCS In Pearl, MS. U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Mississippi City:Pearl Delineated Area*: An area bounded by - North: Lakeland Drive/Highway 25; East: Highway 471; West: River Oaks/Magnum Drive/Flynn Road/Old Bannon Road/South Pearson Road; South: Interstate 20 * See the map attached Minimum Sq. Ft. (ABOA):4,400 Maximum Sq. Ft. (ABOA):4,650 Space Type:Office and related space Parking Spaces (Total):25 Parking Spaces (Surface):25 Parking Spaces (Structured):NA Parking Spaces (Reserved):8 Full Term:10 Firm Term:5 Option Term:NA Additional Requirements: •Offered space should be of professional quality; •Warehouse space and office space must be on same site; however, office space may be on more than one floor; •Exterior storage and parking space; •Warehouse space for ATVs, trailers, boats, tools. Warehouse will: •Be attached to office within fenced parking area. •Be unheated and un-cooled, lighted with power receptacles. •Have 2-to-4 bay areas equipped with overhead garage doors and floor drains. •Must be pull-in/pull-through storage area for vehicles. •Have utility/laundry sink with hot & cold running water. •Have two (2) utility water spigots for hose hook up. Parking spaces will include: •11 spaces for Government-owned vehicles (GOVs) immediately adjacent to office secured by fence with gate 20' minimum width. Fenced area will have security lights. Warehouse space will be included within this fenced area. •Government vehicle/equipment security is critical; •3 spaces for client parking between building and street, 2 of these spaces will be designated for handicap parking; •15 spaces for employee parking within 2-blocks of office (preferably adjacent). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease [is/is not] required. Offered space shall not be in the 100 year flood plain.
