- The US Government currently occupies 30,133 RSF of contiguous BSL-2 laboratory space in a building under lease in Gaithersburg, MD, that will be expiring. The Government requires laboratory space yielding a minimum of 30,133 contiguous ANSI/BOMA (ABOA) square feet. Minimum ANSI/BOMA (ABOA)) square feet: 30,133 contiguous Maximum ANSI/BOMA (ABOA) square feet: 30,133 contiguous The lease term requirement is for eight (8) years. The space must be available for occupancy by April 30, 2013. Delineated Area: Gaithersburg, MD Other applicable requirements include the following features: Proximity to public transportation 90 parking spaces Must be seismically Architectural Barriers Act Accessibility Standard (ABAAS) Fire/life safety compliant Ceiling height, minimum of 8' to a maximum of 11' clearance from the finished floor to the underside of the finished ceiling Sustainability The proposed leased space shall be fully serviced Offered space shall not be in the 100/500 year flood plain The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements as well as costs likely to be incurred through relocating such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
