Description
The U.S. Government is interested in leasing approximately 545,747 rentable square feet of above grade Class A existing office space with a minimum of 900 reserved parking spaces in no more than (2) two office buildings that are located within two blocks of each other for occupancy in the defined delineated area. Two buildings can be considered one building if they are physically connected and employees are not required to exit secure space or enter public space in order to move from one building to the other. The rentable space shall yield a minimum of 491,191 ANSI/BOMA Office Area (ABOA) square feet, available for use by the tenant for personnel, furnishings, and equipment. This is a re-compete of an existing TSA leased location that is set to expire. The Government's current lease is expiring. The proposal under consideration is to proceed with a five year extension to allow the General Services Administration (GSA) National Capitol Region acquisition office sufficient time to complete a new 15 year lease acquisition. The Government is interested in considering alternative space if economically advantageous, and that otherwise the Government intends to pursue a sole source acquisition. All offerors should be aware that the Government will consider the cost of moving, alterations, etc., when deciding whether it should relocate. DELINEATED AREA: Beginning at Ronald Reagan Washington National Airport and then heading North on the George Washington Memorial Parkway to Route 29 (Lee Highway) in Rosslyn, then heading West on Lee Highway (Route 29) to Gallows Road, then heading South on Gallows Road to Annandale Road continuing South to Route 236 where Annandale Road becomes Backlick Road, then continuing South to Edsall Road, then heading East to Van Dorn Street, then heading South again to Eisenhower Avenue, then heading East again to Holland Circle, then heading North to Duke Street, then heading East again to Washington Street, then heading North again on Washington Street which becomes the George Washington Memorial Parkway back to Ronald Reagan Washington National Airport. and/or within a 2,500 linear feet proximity to the Pentagon, Pentagon City Mall, Crystal City, Ronald Reagan Washington National Airport, Van Dorn Street or Franconia-Springfield Virginia Metro stations. The distance from the metro station will be as measured from the front entry door of the proposed office building to the active entry point/ticket turn-style of the listed subject Metro station. WRITTEN EXPRESSIONS OF INTEREST MUST INCLUDE THE FOLLOWING: Building Name and Address, Rentable and Usable Square Footage, Fully Serviced Rental rate and Common Area Factor and Building Floor plans. CCR Requirement - Lessor/company must be registered in Central Contractor Registration (CCR) before an award can be made. If the lessor/company is not currently registered in CCR, they may do so by going to the CCR web site at http://ccr.gov. SUBMIT BY COB (5:00 pm) March 15, 2013 Submissions by other than the owner of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
