- A.Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State:Chicago, IL Delineated Area: North: Lake Street South: Congress East: Lake Michigan West: Clinton Minimum Sq. Ft. (ABOA):19,513 (See Additional Requirements) Maximum Sq. Ft. (ABOA):20,489 (See Additional Requirements) Space Type:Office and Related Space Parking Spaces (Total):Per local code Parking Spaces (Surface):0 Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:10 Years Firm Term:5 Years Option Term:N/A Additional Requirements:•The US Government's existing lease in downtown Chicago will be expiring and the Government is considering if it would be economically advantageous for the Government to relocate. In addition to the rental costs the Government will also factor in costs of moving to a new location including, but not limited to, physical move, tenant improvements, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. Note that these same costs may not be factored in when evaluating whether it is most advantageous to the Government to remain in the current lease location. •Existing space ONLY. •The Government is seeking four (4) blocks of space, broken down as follows; 1.Block A: 7,479-7,853 ABOA SF 2.Block B: 6,850-7,193 ABOA SF a.Must be adjacent to Block D 3.Block C: 4,384- 4,603 ABOA SF 4.Block D: 800-840 ABOA SF a.Must be adjacent to Block B 5.All blocks of space must be located in the same building, but can be separately demised Subleases will not be considered. If located on multiple floors, no more than two floors will be considered and floors must be contiguous. Offered space must meet Government requirements for Fire, Safety and Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers.
