Description
U.S. GOVERNMENT Project # 2ID0115 (Amendment to: Clarify Additional Requirements, DA and modify response date) General Services Administration (GSA) seeks to lease the following space: State: ID City: Coeur D' Alene Delineated Area: First consideration will be given to properties in the CBD, however other consideration may be given to properties in 'like neighborhoods on or within the following boundaries: North: W Dalton Ave, South: E Front Ave, East: N Government Way, West: N Idaho Centennial Trail to Northwest Blvd to the Spokane River at Linden Ave to Old Atlas Road. Minimum Sq. Ft. (ABOA): 6,877 Maximum Sq. Ft. (ABOA): 7,220 Space Type: Office, Office Related Parking Spaces (Total): See Additional Requirements Below Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 Firm Term: 10 Option Term: 0 Additional Requirements: The offered building space shall be/have: No history of prior heavy industrial use, including but not limited to large dry cleaning operations, rail yards, gas stations, or industrial facilities. Not immediately adjacent to railroad tracks. Visible or easily located from an arterial street. If on high-traffic or multi-lane street, traffic signals shall be located within two blocks for safe access. Within equivalent of 2 city blocks of public transit stop. If offered space is above ground floor a minimum of two accessible elevators must be available to access the space, one of which may be a freight elevator. Space may not be below ground floor. Public parking at reasonable market rates must be available within two blocks. Sufficient disabled parking consistent with ADA must be available. Columns should be spaced 20' feet from each other and/or walls; Space shall be no more than twice as long as it is wide. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100/500year flood plain.
