Description
General Services Administration (GSA) Lease No. GS-08P-13474 (LCO13474) located at 12155 West Alameda Parkway, Lakewood, Colorado provides 97,000 useable square feet of contiguous office and related space and 25 parking spaces for Government vehicles. Approximately 408 onsite parking spaces are available for tenant and client use. The Government now seeks to lease a minimum of 97,000 to a maximum of 101,850 useable square feet, plus 14 reserved surface parking spaces for Government vehicles and approximately 375 to 425 surface parking spaces available for tenant and client use. Additional requirements are as follows:  Space must be offered in one building with a minimum of 25,000 usable square feet floor plate. Space may be located on the ground floor or above. Floors must be contiguous and have the potential for an efficient layout. Interior column spacing must be a minimum of 30 feet on center.  At least two means of access to the site/building must be available. The site/building must have at least one boundary on an adjacent street.  Building must have a minimum of three elevators, one of which must accommodate movement of office fixtures and furniture.  Building must have a loading dock/garage door for delivery of large supplies and furniture.  Roof of the building must have a direct line-of-sight to the microwave site located on the Squaw Mountain peak at coordinates LAT - N39o 40.73'; Long - W105o 29.56'.  Proximity to employee services, such as moderately priced restaurants, banks, public transportation, and a fitness center, as well as hotel accommodations for visitors is necessary.  Space shall have a minimum ceiling height of 9 feet from floor to finished ceiling. Approximately 5,600 square feet will used to accommodate the supply warehouse and conference center. Space must be located in Lakewood, Colorado and within these boundaries: North-West 20th Avenue; South-Hwy 85 (Hampden), East-South Wadsworth Blvd. and West-Colorado State Route 470 intersection with I-70 on the northwest. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. The space must be in a modern building and meet Energy Star and "Green" requirements in the Solicitation. A lease term of 10 years firm term is sought. Space must be ready for occupancy by November 5, 2014. GSA will consider alternative space if relocation is economically advantageous to the Government. In making such a determination, GSA will consider cost factors including, but not limited to, the total cost of the physical move (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and anticipated rent for the space. Other factors impacting the Government's rights under a prospective lease, such as the length of any firm term that may be required at an alternative location, length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the term, will also bear. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, one-eighth inch scale drawing of space offered, and contact information for owner or authorized agent.
