Description
The RLP No. 1NJ2130 is being amended for offers to be due 5:00 P.M. EST. Friday March 29, 2013. GSA Public Buildings Service General Services Administration (GSA) seeks to lease the following space: State: New Jersey Delineated Area: East: Route 19, Valley Rd. to Route 46. South: Route 46, Hwy 80, Hwy 287 to Route 10. West: Route 202 (Littleton Rd.), Cherry Hill Rd. to Interface Pkwy. North: Route 46, Hwy 80 to Route 23, W. Belt Pkwy, Riverview Dr. to Hwy 80 to Route 19. Minimum Sq. Ft. (ABOA): 12,409 Maximum Sq. Ft. (ABOA): 14,270 Space Type: Office and related use Parking Spaces (Total): 47 Parking Spaces (Surface): 47 Parking Spaces (Structured): 47 Parking Spaces (Reserved): 47 Full Term: 10 years Firm Term: 5 years Option Term: 5 years renewal option Additional Requirements: See below Request for Lease Proposal (RLP) No.1NJ2130 Amended Notice: March 20, 2013 Procurement Summary A. Statement of Requirements: The Government requires office and related space yielding a minimum of 12,409 ANSI/BOMA office area (ABOA) square feet, plus a minimum of 47 secured on-site parking spaces. The proposed term of the lease is for ten (10) years, (five (5) year firm term), with a renewal option for five (5) additional years. The desired area of consideration is described in the Delineated Area. Additional Requirements: * All space shall be contiguous and preferably on the second floor or higher. * Proposed facility shall not be located near hazardous materials transportation / storage facilities. * The proposed facility shall not be located by low risk facilities including day care centers, schools, hospitals, religious centers, and social service centers. * The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the FBI for security purposes. * Facilities that provide underground parking shall have access controlled parking restricted to building tenants only. Facilities with open/general public parking below the building proposed for the FBI office will not be considered * Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. B. Projected Dates: Offers Due: March 29, 2013 Occupancy (Estimated): November 1, 2013 C. Required Information: * Expressions of interest must be submitted to the above addresses by 4:45 PM (Eastern Standard Time) on August 17, 2012 and must include the following information: * Building name, address and the location of the available space within the building. * Rentable square feet available and expected rental rate per rentable square foot, fully serviced. * ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. * Date of space available. * Building ownership information. * Amount of parking available on-site and its cost. Include whether the expected rental rate includes the cost of any offered parking. * Energy efficiency and renewable energy features existing within the building. * List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. D.
