- The Corporation for National and Community Service (US Government) requires sources that can provide the following type of space in Baltimore, Maryland.. Delineated area: The facility shall be within a three miles radius of the intersection of Dundalk Avenue and Youngstown Avenue, Baltimore, Maryland. The location shall have secured access, internal illumination 24 hours a day, seven days a week at a level of 5 foot candles throughout and the Lessor shall coordinate with the tenant for the approval of appropriate signage that identifies AmeriCorps National Civilian Community Corps (NCCC) leased facilities. Minimum Sq. Ft. (ABOA): 2,500/Maximum Sq. Ft. (ABOA): 3,000 Space Type: The AmeriCorps NCCC Atlantic Region Campus will be moved to Baltimore, Maryland in 2013. The new campus requires storage to support its employees and service members. The storage must meet Government requirements for security and handicapped accessibility. Lease occupancy commencement of July 2013 is desired. Full Term: 5 Years Firm Term: One (1) Base Year Option Term: Four (4) One (1) Year Options Additional Requirements: AmeriCorps NCCC personnel must have access to the storage area 24 hours a day, seven days a week. The storage facility must be secure. The ceiling height of the storage area must a minimum of ten feet. The storage area must have at least two entrance/exits that are at least 36 inches wide. The storage area floor must be concrete or similar waterproof material. The storage facility must provide environmentally controlled storage area where the temperature is maintained between 68 and 76 degrees Fahrenheit, and humidity between 20 and 60 percent. The storage cannot be located within a flood area. The storage facility must be protected from external hazards. The lessor shall have a designated representative available 24 hours a day, seven days a week to correct any deficiencies in the facility. The lessor shall provide the Real Property Leasing Officer with the name and telephone number of the lessor representative and alternate for emergency repairs. The lessor shall be responsible for the total maintenance and repairs of the storage area to include supply and replacement of all supplies, materials, and equipment necessary for such maintenance. The lessor will provide proof of semi-annual inspection for rodent and insect protection. The lessor will provide space that complies with current Occupational Safety and Health Administration (OSHA) standards. The lessor shall be responsible for removal of trash from the storage area. The Lessor shall be responsible for all maintenance adjacent to the storage facility, including grass cutting and landscaping. The Lessor must ensure access to the storage facility during snow and ice storms. This includes the removal of snow and ice and the treatment of parking and walking surfaces. The lessor will apply deicing materials according to manufacturers' recommendations and in accordance with accepted industry standards. The lessor shall provide handicapped accessibility to the storage facilities used by the Government in accordance with the Americans with Disabilities Act. The lessor shall be responsible for the recovery from any catastrophic occurrences, including but not limited to fire, damage or theft, as well as any associated costs. The Lessor must provide proof of the appropriate insurance to meet these requirements.
