Description
General Services Administration (GSA) seeks to lease the following space: Delineated Area: West: From SR-34 (Midland Trail Road) and CSX Railroad in Hurricane, north to Hurricane Creek Road, north to Interstate 64, east to Exit 39/SR-34, north to US-35, south to Exit 40/Interstate 64, east to the Kanawah River, north to Paul Davis Road, east to SR-62 (Charleston Rd./ Cross Lanes Dr.), south to SR-622 (Big Tyler Road), northeast through the SR622 (Rocky Fork Road) intersection and continuing on SR-501 (Big Tyler Road), southeast to the Charleston City Limit. North and East: Charleston City Limit, north and east to the intersection of SR-61 (MacCorkle Avenue SE) and 72nd Street SE in Southeast Charleston. South: Charleston City Limit from SR-61, continuing west to SR-601 (Jefferson Road), north to Kanawha Turnpike, west to Rock Lake Drive, north to CSX Railroad, west to Kanawha Terrace, continuing west on West Main Street, continuing west to SR-817 (Winfield Rd), north to CSX railroad, west to SR-34 (Midland Trail Road). Minimum Sq. Ft. (ABOA): 2,664 of contiguous office space Maximum Sq. Ft. (ABOA): 3,064 of contiguous office space Space Type: Non Residential (except Mini-warehouses) Parking Spaces (Total): 19 secure spaces Parking Spaces (Surface): 18 secure surface Parking Spaces (Structured): 1 secure and reserved structured Parking Spaces (Reserved): 1 secure and reserved structured Full Term: 15 Firm Term: 5 Additional Requirements: The offered space must meet Government requirements for Architectural Barriers Act Accessibility Standards (ABAAS) Requirements & capable of providing Interagency Security Committee Security Level III (ISC, Level III). Offered buildings must have: - Convenient access to major traffic arteries - On-site access to public utilities such as power, water, sewer, telephone, cable TV, and fiber optic networks - Minimum ceiling clear-height of 9 feet - 19 secure parking spaces in or adjacent to the building - Ability to accommodate a 55-passenger bus within the secure parking area (preferred) - Minimum of two employee entrances to the building, one "Main Entrance" and one "Secondary Entrance" - Suite capable of providing two independent remote and secure means of egress. - If the building has a loading dock, the location of the loading dock must not allow vehicles to come under any portion of the building. The building may not be located: - above public traffic way - near facilities that draw large crowds (sporting stadiums, theaters, transit centers, etc.) which could lead to traffic congestion. - on sites from which access to/from site could be blocked by traffic - near correctional or social services agencies - near children-centered facilities such as schools or daycare facilities - near areas of known archeological concern - near areas of known environmental, hazardous waste, soil, or water contamination, for which cleanup would significantly impact project cost or schedule. - adjacent to residential or heavy industrial areas Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain.
