Description
Advertisement Expression of Interest Sought The Department of Veterans Affairs (VA) currently occupies 864 net usable square feet of office space, 7 regular parking spaces, and 0 handicapped spaces which are under lease at 1630 42nd. St. NE Cedar Rapids, IA. VA is considering whether to relocate to alternative space if it would be economically advantageous for VA. VA will consider relocation if alternative space can satisfy VA's requirements and costs including, but not limited to, rent, tenant improvements, physical move, above-standard/specialized alterations/equipment, furniture relocation, telecommunications and other related costs. The costs for relocation and improvements are estimated to be $65,000. VA is seeking to lease approximately 1,400 rentable square feet of office space on a single level, including the use of 7 regular parking spaces, and 0 handicapped spaces. The spaces must be paved, striped, and located on-site. To be considered proposed space must be within the city limits of Cedar Rapids, IA, within or boarding a delineated area as follows: North: Blairs Ferry Rd. South: 29th St. NE East: C Ave. NE West: Edgewood Rd. NE Offerors must provide evidence that properties are located outside the 100 year flood plain. The lease term requirement is for a full service lease for five years firm with five one-year options (for total of 10 years including options). The space must be available for occupancy by August 1, 2013. Expressions of interest must be submitted in writing and should include: 1)Building name, address, age of building, and owner 2)Total square footage available (ANSI/BOMA) office rentable and usable, and its location within the building 3)Current state of the facility, such as occupied or vacant and details regarding circumstances 4)Date of space availability to commence tenant improvements 5)Rental rate per ANSI/BOMA office rentable square foot (indicate core factor) 6)CAD "as built" floor plans identifying the space offered 7)Parking ratios 8)Loading dock specifications 9)Access and proximity to property from public and major transportation routes 10)Site aerials, photographs of building exterior and interior and location map 11)Describe any future development affecting the property including neighboring projects and road/public utility line construction 12)Evidence that property offered is outside the 100 year flood zone 13)Information on building ownership and evidence that offeror currently owns and controls the property 14)Environmental issues known to exist on the site and any remediation efforts to taken or to-be-taken. Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage should be determined as follows: If the space is on a single tenancy floor, compute the inside gross area by measuring between the inside finish of the permanent exterior building walls or from the face of the convectors (pipes or other wall-hung fixtures) if the convector occupies at lease 50-percent of the length of exterior walls. In all measurements, make no deductions for columns and projections enclosing the structural elements of the building and deduct the following from the gross area including their enclosing walls: 1)public toilets and lounges, 2)stairwells, 3)elevators and escalator shafts, 4)building equipment and service areas, 5)entrance and elevator lobbies, stacks and shafts, and 6)corridors in place or required by local codes and ordinances; use 5.5% of inside gross area for corridors. A Market Survey of properties offered for lease will be conducted by the VA. All interested offerors (owners, brokers, or legal representatives) should respond to this announcement no later than April 30, 2013.
