- Expressions of Interest Sought The U.S. Government currently occupies office and related space in a building under lease in Albuquerque, New Mexico that will be expiring. The Government requires office and related space yielding a minimum of 18,721 ANSI/BOMA office area (ABOA) square feet. Minimum ABOA square feet: 18,721 Maximum ABOA square feet: 18,721 The lease term requirement is for 20 years with 10 years firm. The space must be available for occupancy by December 15, 2013. The delineated area in the City of Albuquerque, New Mexico is: Starting at IH-25 and SunPort Blvd., proceed north to Coal Ave. Proceed west on Coal Ave. to 12 th Street. Proceed north on 12 th St. to IH-40. Proceed east on IH-40 to IH-25. Proceed north on IH-25 to Jefferson St. NE. Proceed north on Jefferson St. NE to Paseo Del Norte Blvd. Proceed east on Paseo Del Norte Blvd. to Wyoming Blvd. Proceed south on Wyoming Blvd. to Central Ave. Proceed west on Central Ave. to Louisiana Blvd. Proceed south on Louisiana Blvd to Gibson Blvd. Proceed west on Gibson Blvd. to Girard Blvd. Proceed south on Girard Blvd to SunPort Blvd. Proceed west on SunPort Blvd to IH-25. Other applicable requirements include the following features: Typical office space, private offices, and conference training rooms approx. 18,360 USF. Loading dock area 48”-52” high and 19 feet long with hydraulic dock leveler to accommodate one to two ton trucks. Secure parking area for 16 government owned vehicles. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · Date of space availability · Building ownership information · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). · Energy efficiency and renewable energy features existing within the building · List of building services provided The Government’s decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
