Description
REQUIREMENT: The United States Government seeks to lease contiguous office space. The space offered must consist of approximately 13,500 rentable square feet in Bronx, NY. The space should yield a minimum of 11,412 ANSI/BOMA usable square feet to a maximum of 11,983 ANSI/BOMA usable square feet. Space on a single floor is preferred. Space on no more than two (2) contiguous floors may be considered, provided that if space is offered on more than one floor, at least 85% of the space must be contiguous on one floor. The space must be serviced by at least two (2) elevators, one of which may serve as a freight elevator. Space below grade is unacceptable. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. LEASE TERM: Ten (10) years firm with cancellation anytime after the firm term upon ninety (90) days notice. DELINEATED AREA: Bronx, New York as described by the area below: Northern Boundary: Van Cortlandt Avenue to Sedgwick Avenue to Mosholu Parkway to Grand Concourse to East 203 rd Street Eastern Boundary: East 203 rd Street to Bainbridge Avenue to Fordham Road Southern Boundary: Fordham Road to Sedgwick Avenue Western Boundary: Sedgwick Avenue to Van Cortlandt Avenue EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN April 23, 2013 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •1) Building name and address, and location of space in the building. •2) Legal description, site map and plans, as available •3) One-eighth inch scale drawing of space offered in PDF and CAD •4) ANSI/BOMA defined Office Area Square Feet •5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) •6) Percentage of Common Area Factor used to Determine the Rentable Square Feet •7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
