- VASD Counseling Center Request for Lease Proposals (RLP): VA262-13-R-0228 Procurement Summary The Department of Veterans Affairs (VA) seeks to lease up to 10,000 Rentable Square Feet (RSF) of general office space to be used by the Government in the City of San Diego, California. The space must be contiguous and yield approximately 7,500 Net Usable Square Feet (NUSF). On-site parking for 64 vehicles including 4 ADA compliant spaces is required. The VA is considering a lease term up to 10 years. Estimated occupancy date is September 1, 2013 or upon substantial completion of tenant improvements. To be considered, space must be within or border the following delineated area/boundaries: North - Sea World Dr./Linda Vista Rd./Aero Dr. South - Waterline/I-54 S Bay Fwy East - I-15 Escondido Fwy/ I-805 Jacob Dekema Fwy West - Nimitz Blvd. In addition to the rental consideration; the VA will also factor in tenant improvements and other related costs. Buildings offered for consideration must NOT be in the 100-year flood plain and MUST be of sound and substantial construction. Buildings offered must meet all current Federal, GSA, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. The Lease will be awarded to the Offeror whose offer will be most advantageous to the Government. Note: The VA will pay no more than the appraised fair market value for the space. Usable square feet do not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
