- The Department of Veterans Affairs (VA) occupies clinical and related space in a building under lease in the city of San Luis Obispo, CA that will be expiring. The VA requires clinical and related space yielding approximately, 5,200 ANSI/BOMA office area (ABOA) square feet. Minimum Rentable square feet:5,720 Maximum Rentable square feet:5,999 The lease term requirement is up to ten years. The space must be available for occupancy by February 15, 2014. The delineated area is Foothill Blvd. (North), Los Osos Valley Rd. (West), Buckley Rd. (South), and California Blvd./Johnson Ave/Tank Farm Rd/Broad St/Edna Rd (East). Other applicable requirements include the following features: "Proximity to public transportation "Contiguous space "Parking for 30 vehicles (including ADA spaces) The VA is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the VA's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicated whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any "Date of space availability "Building ownership information "Number of parking spaces available for VA use "Energy efficiency and renewable energy features existing within the building. "List of building services provided Buildings offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. If the rent is to escalate, the VA requests rental escalations to be predetermined rather than unknown escalations such as the Consumer Price Index (CPI) formula or like. The VA shall pay rent in arrears. The Government's decision regarding whether to relocate will be based, in part on information received in response to this advertisement. Rentable Square Feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. ? § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
