Description
REQUIREMENT: The U.S. Government is interested in leasing approximately 5,025 rentable square feet of office space. The rentable space shall yield approximately 4,370 ANSI/BOMA usable square feet for personnel, furnishings, and equipment. The building offered must be Class "A" professional space with state of the art mechanical and electrical installations and must meet the minimum Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the below mentioned Delineated Area. -UNIQUE REQUIREMENTS- -Offered space shall be divided into two separate units of approximately 1,520 and 2,850 usable square feet to house two separate agencies. The units do not have to be contiguous. -Three (3) on-site secured garage parking spaces with 24/7 access for Government vehicles. -Location should be accessible to major highways and state roads, and within a half mile of public transportation -A variety of fast food and eat in restaurants should be within a half mile of the location. --Building must provide safe drinking water in compliance with safe drinking water act, federal and local laws. -The Lessor shall be able to provide emergency portable water supply for two (2) to four (4) days, and emergency electrical back up power with the capability to sustain full office operations for seven (7) working days. - Basement or below grade space is unacceptable. Space offer should be no longer than twice as long as it is wide. DELINEATED AREA: Northern Boundary: Starting at intersection of State Highway No. 165 (Avenida del Caño) Expreso de Diego (Hwy #22) and continuing along Expreso de Diego to the intersection of Calle Kalaf and Expreso Las Americas and continuing along Calle Ochoa to the intersection of Avenida Ponce de Leon (PR #25). Southern Boundary: Starting at the intersection of Expreso Matinez Nadal (St. Hwy #20) and Avenida Jesús T. Piñero (St. Road #17) and continuing along Avenida Jesús T. Piñero to the intersection of Avenida Ponce de León (PR #25). Eastern Boundary: Starting at intersection of Calle Ochoa and Avenida Ponce de León (PR #25) and continuing along Avenida Ponce de León (PR #25) and connecting with Avenida Jesús T. Piñero (St. Road #17). Western Boundary: Starting at intersection of Expreso de Diego (St. Hwy #22) and Avenida del Caño (St. Road #165) and continuing along Avenida del Caño to the intersection of St. Road #2 and continuing along to the intersection of Expreso Martinez Nadal (St. Hwy #20) then continuing along and connecting to Avenida Jesús T. Piñero (St. Road #17). LEASE TERM: Ten (10) Years, FIVE (5) years firm term. The Government has termination rights of the lease at any time after the fifth (5th) year. OCCUPANCY DATE: Space must ready for occupancy and delivered to the Government by November 1, 2012. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN FRIDAY, AUGUST 12, 2011 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Site map and plans, if available. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) 5) Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
