Description
The United States currently occupies office and related space in a waterfront building under lease in Boston, MA The government requires office and related space yielding a minimum of 6,800 ANSI/BOMA office area square feet. Mimimum ABOA SF: 6,800 Maximum ABOA SF: 7,140 The lease term requirement is for 10 years, 5-years firm. The space must be available for occupancy by July 1, 2013. The delineated area is as follows: Waterfront area in Boston with the following requirements: Location must be within a 5-minute response time to the Massport Maritime Terminal Location must be within 1/4 mile of public transportation Parking: 39 on-site surface parking spaces Preference will be given to facilities that are currently Energy Star certified. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency down-time. Expressions of interest must be submitted to the above address/fax/email by 5:00 eastern time May 8, 2013 and must include the following: Building name and address and location of the available space within the building. Scaled floor plan with offered area identified. Rentable square feet (RSF) available, and expected rental rate per RSF fully-serviced. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA Square foot, fully-serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state that amount, if any. Date of available space. Building ownership information Amount of parking available on-site and its cost. Indicate whether expected rental rate includes the cost of required government parking. Preference will be given to buildings that are currently Energy Star compliant. Buildings will be expected to continue to improve features to minimize energy consumption. The Government's decision regarding whether to relocate will be based, in part, on information received in reponse to this advertisement.
