- Office and Ancillary Space for the U. S. Government The General Services Administration (GSA) is seeking expressions of interest for a Development Team to design, construct and maintain an office building or to retro-fit and existing building under a long-term lease arrangement: Location: North: Catlett Road; to Sacramento 99 South; to Howsley Road; to Sunset Blvd., W.; to Fiddyment Road North; to Athens Avenue. West; to California State Highway-65 South; to Sunset Blvd., West; to Pacific Street North; to Sierra College. East: Sierra College Blvd., to US-50 to I-80 South: US-50; to Sacramento-99; to I-80 Business; to I-80 West: I-80 North; to Garden Hwy; to Catlett Road Square Footage Requirement: The successful Offeror will construct an office building; or to retro-fit an existing building, for lease by the Government. The site/building will encompass a 100-foot setback with 375 on site secured structured or surface parking spaces. The facilities shall consist of approximately 97,825 rentable square feet equating to approximately 85,065 ANSI/BOMA Office Area and related space, while meeting US Government specifications. Offerors will be required to submit proposals based on the configuration of the site or existing building located within the delineated area, as well as the requirements outlined in the Solicitation for Offers. Building: This solicitation will be conducted under the guidelines of the Design Excellence Program. This program stresses design creativity and quality. New Construction or an Existing Building will have to comply with specified state-of-the-art technology with respect to technical and security requirements. The space must provide a minimum floor template of approximately 25,000 to a maximum of 40,000 square feet. Term: Term of the lease will be for twenty years firm, as determined by the Government through negotiations. Occupancy is required on or before May 2016.
