Description
General Services Administration (GSA) seeks to lease the following space: State: Texas City: Fort Worth Delineated Area: North: Western Center Boulevard / Watauga Road South: US 377 / Belknap Street West: I-35 West / US 287 East: US 377 / Denton Highway Sq. Ft. Requirement (ABOA): 26,000 Space Type: Office Parking Spaces (Total): Access to 5 spaces per 1000 ABOA square feet Parking Spaces (Surface): Access to 5 spaces per 1000 ABOA square feet Parking Spaces (Structured): N/A Parking Spaces (Reserved): N/A Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: Offered space must be contiguous, on a single level, and cannot be split by a public corridor. A minimum onsite parking requirement of 5 spaces per 1000 ABOA square feet Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in 5450 Stratum Drive, Fort Worth, TX, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: May 8, 2013 Market Survey (Estimated): Week of May 20, 2013 Offers Due (Estimated): June 21, 2013 Occupancy (Estimated): 90 days from Notice to Proceed Expressions of interest should be submitted by 5:00 PM CST on the requested due date and must include the following information: • Building name, address, and location of space within the building; • Rentable square feet available and expected rental rate per square foot, fully serviced; • Date of space availability; • Building ownership information; • Amount of parking available onsite and if a parking fee would be required; • List existing energy efficiency and renewable energy feature within the building; and, • List of building services provided.
