- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: District of Columbia City: Washington Delineated Area: North: H Street, NW (to North Capitol Street); P Street and Florida Avenue, NE East: 3rd Street, NE South: Constitution and Pennsylvania Avenues, NW to Maryland Avenue, NE West: 7th Street, NW (to H Street); North Capitol Street Minimum Sq. Ft. (ABOA): 22,920 Maximum Sq. Ft. (ABOA): N/A Maximum Sq. Ft. (RSF): 26,562 Space Type: Office Parking Spaces (Total): 20 Parking Spaces (Surface): 0 Parking Spaces (Structured): 20 Parking Spaces (Reserved): 20 Full Term: 10 Firm Term: 10 Option Term: One (1) five (5) year Additional Requirements: • Offered space must be contiguous on one (1) floor • Twenty (20) reserved parking spaces that may be onsite or within a 2 block walking distance • Additional ten (10) visitor parking spaces required within 2 blocks of the leased space • Offered space must be within a walkable ½ mile of a DC metro station. • Security measures at the entrance and within the leased space are required. The offered premises must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as the costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure and nonproductive agency downtime. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government's requirements. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative DTZ Americas, Inc. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum: 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. Indicate whether the quoted rental rate includes a tenant improvement allowance of $42.85/ABOA SF; 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available; 7. One-eighth inch scale drawing of space offered; 8. Name, address, telephone number, and email address of authorized contact; 9. In cases where an agent is representing multiple ownership entities, written acknowledgement; 10. Permission to represent multiple owners for the same submission.
