- EXPRESSIONS OF INTEREST SOUGHT The US Government currently occupies office and related space in a building under lease in Providence, Rhode Island, that will be expiring. The Government requires office and related space yielding a minimum of 23,518 ANSI/BOMA office area (ABOA) square feet(SF). Minimum ABOA square feet: 23,518 Maximum ABOA square feet: 24,000 The lease term requirement is for a minimum of seven (7) years. The space must be available for occupancy by March 31, 2015. The delineated area is: City of Providence, in the Rhode Island Central Business Area and bounded as follows: On the North by Smith Street; on the East by Canal St. and Memorial Boulevard and Dyer Street; on the South by Ship St and Chestnut St. and Pine Street and Franklin Street; and on the West by Franklin Street and Interstate 95. Other requirements include the following features: •1. Proximity to public transportation. •2. Federal requirements for life/fire-safety and handicapped access in accordance with ADA or ABAAS guidelines. •3. Parking for three (3) structured parking spaces on site or within a short walking distance from the offered location. The determination of the length of the walk shall be made by the Government. •4. The space must be contiguous on one floor. •5. Security (lobby, loading dock access, parking, setbacks, where and as applicable). The Government is considering alternative space if it is economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. AutoCAD or compatible format is required. •4) The drawings shall clearly show all architectural features including columns. Column spacing must be 20'-0" (twenty feet) face-to-face. •5) Rentable Square Feet Offered and ANSI/BOMA defined Office Area Square Feet, and Percentage of Common Area Factor used to determine the Rentable Square Feet •6) Number of parking spaces available on the premises and the cost of parking and whether the cost is included in the rate stated in 10. below.. •7) Building ownership information and name, address, telephone number, and email address of individual to be contacted. •8) Rent proposal in annual cost per square feet. •9) Energy efficiency and renewable energy features existing within the building. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
