Description
NOTICE TO ENTER INTO A SUCCEEDING LEASE INTEREST SOUGHT The USDA Forest Service, Manti-LaSal National Forest currently occupies office and related space in a building under lease in Price, Utah, that will expire on January 31, 2015. The Forest Service is seeking to lease approximately 6,702 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 5,491 contiguous ANSI/BOMA Office area square feet (OASF) and yield no less than 86 parking spaces. The lease term requirement is for 15 years; five years firm with two five-year automatic renewal options cancellable any time by the Forest Service after the firm term with a 90-day written notice. The space must be available for occupancy by February 1, 2015. The delineated area is in Price, Utah, more particularly described as follows: Beginning at the intersection of W. 2nd S. St. and S. 600 W. St., thence East to N. 1st W. St.; thence North to W. 100 N. St.; thence West to N. Carbonville Rd.; thence Southeast along Carbonville Rd. to S. 600 W. St.; thence South to the intersection of S. 600 W. St. and W. 2nd S. St. The Forest Service is considering alternative space ONLY if economically advantageous. The Forest Service will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis to determine whether to compete the lease or pursue a sole-source justification to remain at its current location. In making this determination, the Forest Service will consider, among other things, the availability of alternate space that potentially can satisfy the Forest Service's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, replication of telecommunications infrastructure, and non-productive agency downtime. The Forest Service's decision regarding whether to relocate will be based, in part, on information received in response to this announcement.
