- U.S. GOVERNMENT Department of Veterans Affairs (VA) seeks to lease the following space: State:California City:San Francisco Delineated Area:South of Market and California Streets, East of VanNess Street, North of Cesar Chavez Street, and West of the San Francisco Bay. Minimum Sq. Ft. (NUSF):6,300 Maximum Sq. Ft. (NUSF)6,500 Space Type:Medical Office Parking Spaces (Reserved):12 spaces (within 2 blocks of offered property preferred) Term:5 years firm with 5 one year options NOTE: THIS POSTING REPLACES THE NOTICE PROVIDED UNDER VA261-13-1-0458. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed lease space shall be fully serviced. Offered space shall not be in the 100 year flood plain. Contiguous, ground floor space preferred, however space on upper floors may be considered. Columns must be at least 20 feet from any interior wall and from each other, and be no more than 2 square feet. The space should not be more than twice as long as it is wide, and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts and office workflow. All space within the delineated area will be considered, however preference will be given to buildings that are located in a well-lit, safe environment, as close as possible to the VA clinic at the intersection of Third and Harrison Streets, within ¼ walkable mile of at least one regularly-serviced public transit route, along with reasonably-priced eating establishments, banks, grocery stores and pharmacies; and within ¼ walkable mile of at least one regularly-serviced public transit route. Net usable square feet (NUSF) does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space.
