Description
General Services Administration (GSA) seeks to lease the following space : Project 1ME2039 State: Maine City: Bangor Delineated Area: Bangor City Limits Minimum Sq. Ft. (ABOA): 3,592 Maximum Sq. Ft. (ABOA): 3,772 Space Type: Office and related use Parking Spaces (Total): 11 Parking Spaces (Surface): 11 secured (See Additional Requirements below) Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 5 Firm Term: 5 Option Term: NA Additional Requirements: See below Procurement Summary A. Statement of Requirements: The Government requires office and related space yielding a minimum of 3,592 ANSI/BOMA office area (ABOA) square feet to a maximum of 3,772 ANSI/BOMA office area (ABOA). The proposed term of the lease is for a five (5) year firm term. The desired area of consideration is described in the Delineated Area above. Additional Requirements: -Proposed space shall be contiguous. -Proposed space must have 24 hour/7 day week access. -The Agency will have two (2) holding cells within the demised premises. - Eleven (11) secured parking space is required by a fence or other means acceptable to the agency; the manner and standard of security will be determined upon GSA's review of the offered premises. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. B. Projected Dates: Expressions of Interest Due: June 14, 2013 Market Survey (Estimated): To be determined at a later date Offers Due: To be determined at a later date Occupancy (Estimated): To be determined at a later date C. Required Information: Expressions of interest must be submitted to the above addresses by 5:00 PM (Eastern Standard Time) on June 14, 2013 and must include the following information: •· Building name, address and the location of the available space within the building. •· Legal Description •· Rentable square feet available, Percentage of Common Area Factor, and expected rental rate per rentable square foot, fully serviced. •· ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. One-eighth inch scale drawing of space offered. •· Amount of parking available on-site and available per local code; any costs associated with parking. •· Date of space available. •· Building ownership information. •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided.
