- REQUIREMENT: The United States Department of Agriculture (USDA), Farm Service Agency, currently occupies office and related space in a building under lease in Dolores County, Dove Creek, Colorado. The Government is interested in leasing approximately 2,962 contiguous rentable square feet of office space together with 15, on-site, paved parking spaces. The rentable space must yield a minimum of 2,575 ANSI/BOMA Office area square feet (OASF). Specific Information Technology requirements apply. This solicitation amends solicitation number: DoloresCounty_CO_2012, posted on May 30, 2012. USDA is considering alternative space if economically advantageous. USDA will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, USDA will consider, among other things, the availability of alternate space that potentially can satisfy USDA's requirements. USDA will also consider all potential costs likely to be incurred through relocating, including but not limited to, physical move costs, replication of tenant's improvements and telecommunications infrastructure, and non-productive agency downtime. LEASE TERM: The term of the lease will be for 10 years. DELINEATED AREA: The site must be located within the following boundaries: North: 10th Street South: 1st Street East: County Road 8 West: County Road 7 OCCUPANCY: Space must be available for occupancy on or before October 1, 2013. OTHER: Submission by other than the owner of manager of a property must be accompanied by a letter of ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of the owner. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address or site location and address 2. Location of space within building 3. Rentable square feet offered and full service rental rate per-square-foot 4. ANSI/BOMA Usable Square Feet and common area factor 5. Number of on-site, paved parking spaces 6. Contact information for Ownership or Authorized Agent 7. Date of space availability WRITTEN NOTICE OF AVAILABILITY OF SPACE MUST BE SUBMITTED NO LATER THAN 4 PM, EST, ON JUNE 10, 2013.
