Ft. (ABOA): 45,330 ABOA Maximum Sq. Ft. (ABOA): 47,956 ABOA Space Type: Office Parking Spaces (Total): 19 Reserved Parking Spaces Parking Spaces (Surface): 19 Reserved Parking Spaces Parking Spaces (Structured): None Parking Spaces (Reserved): 19 Reserved Parking Spaces Full Term: Ten (10) Years (120-Months) Firm Term: Five (5) Years (60-Months) Option Term: None Additional Requirements: • Parking for 302 employees within 2-blocks walk of the offered space. • Public Transportation within ½ mile. • Contiguous space is required. Ground floor or above. If the total space requirement cannot be contiguous, or on one floor, then 15,000 square feet may be located elsewhere in the building. Spaces located on multiple floors need to be consecutive floors. 4,000 square feet of space shall be located on the ground floor. • Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. • A fully serviced lease is required. • Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Oklahoma City, Oklahoma, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
