UNITED STATES GOVERNMENT Is Competing an Existing Lease Location And Seeking Informational Price Quotes for Specialized Warehouse Space In Capitol Heights, Maryland Contracting Office Address General Services Administration, Public Buildings Service (PBS), 7 th & D Streets, SW, Room #2670, Washington, DC 20407 The United States Government, The General Services Administration (GSA) is seeking informational price quotes from potential sources for specialized warehouse and related office space. The space must yield approximately 45,600 BOMA Rentable Square Feet of space. The price quote for space must be net of electric services. Price quote for the space must not be located in a 100 or 500 year flood plain. REQUIREMENT: The United States Government currently occupies warehouse/office space in a building in Capitol Heights, Maryland that will be expiring on December 21, 2013. The United States General Services Administration is seeking informational price quotes for a lease for approximately 45,600 rentable square feet (RSF) of warehouse/office space. The proposed lease term is for ten (10) years firm. The Government is considering alternative space if economically advantageous. The Government will use the price quote/cost information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In making this determination, the Government will consider, among other things, the availability of alternate space that can potentially satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of specialized tenant improvements and telecommunications infrastructure, and non-productive agency downtime. In the event that a potential offer fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the potential building in question cannot meet the Government's requirements. DELINEATED AREA: All properties submitted to the Government must be located in the area defined on the North: Route 202, Landover Road to Interstate 95; East: Route I-95 continuing South along State Route #4; South: State Route #4 to the District of Columbia/Prince Gorges County line up to I-295. Occupancy Date : Space must be ready for occupancy and delivered to the Government no later than December 21, 2013. Price quote information must be submitted in writing and should include the following information at a minimum: Building name/address Location of space in the building and date of availability and expected rental rate per RSF, net of electric services ANSI/BOMA defined general office, warehouse and lab areas/usable square feet ("USF") Rentable Square Feet ("RSF") price quoted and rental rate per square foot, net of electric services.
