Description
U. S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE Lawrence, Kansas The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The Government presently occupies, and is seeking interest for 14,749 ANSI/BOMA usable square feet (approximately 16,742 rentable square feet) of office and related space along with on-site secured parking for 29 vehicles. The office shall be first class office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. Retail or flex space is unacceptable. The Government will consider relocation only if a move is economically advantageous to the Government and will consider agency mission requirements, relocation costs (including but not limited to the relocation of agency personnel, tele/data equipment and infrastructure, furniture, fixtures and furnishings) and other duplications of costs to the Government, cost of alterations and tenant improvements, availability of on-site reserved and secured parking, proximity to public transportation and other amenities such as retail stores, banks and restaurants when deciding whether it should relocate. Occupancy would be required by February 1, 2014. This advertisement is not a basis for negotiation. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT : The Government presently occupies, and is seeking expressions of interest for 14,749 ANSI/BOMA Office Area square feet (approximately 16,742 rentable square feet) of office and related space along with on-site reserved and secured parking for 29 vehicles for personnel and visitors. LOCATION : Offered space must be within the city limits of Lawrence, Kansas. REQUIRED : Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility along with the Government's various security enhancements. Amenities such as retail shops, banks, and restaurants shall be available within 3 miles of the building and the building shall be served by a regularly scheduled public transportation service within 4 blocks walking distance. TERM : The lease shall be for a term not to exceed ten (10) years, five (5) years firm. OWNERS & AGENTS : This is an expression of interest for available space, NOT an invitation to bid.
